New NSW property sales data points to a practical shift in the first-home buyer market: more buyers are choosing apartments in Western Sydney, while overall transaction volumes across the state have lifted.
InfoTrack’s latest quarterly figures show NSW sales activity rose between April and June, with first-home buyers increasingly clustering around suburbs that offer a mix of relative affordability, transport, jobs and established services.

For buyers trying to enter the market with a first home buyer home loan, the message is clear. Affordability is no longer just about the headline purchase price. It is about whether the suburb, dwelling type and loan structure work together once repayments, strata costs, insurance, council rates and day-to-day living costs are included.

Parramatta remained a key first-home buyer hotspot, while Fairfield moved sharply higher in the rankings after a strong rise in sales activity. The broader pattern suggests buyers are not simply chasing the cheapest address. They are weighing value against liveability, especially in areas with rail links, retail centres, hospitals, universities and employment hubs. For many, an apartment close to infrastructure may feel more achievable than a detached house further from services.

This trend also reflects a tougher lending environment. Higher interest rates have reduced borrowing capacity, meaning some buyers who may have previously stretched for a house are now reassessing their search. A smaller dwelling can reduce the loan size, but it does not remove the need to compare loan features carefully. Offset accounts, redraw access, fixed versus variable rates, and introductory offers can all affect the real cost of a mortgage over time.

Government support can help with the deposit hurdle, particularly through low-deposit pathways and first-home buyer concessions, but it should not be treated as a shortcut around affordability. A 5 per cent deposit may help eligible buyers enter sooner, yet a larger loan can also increase repayment pressure if rates rise or income changes.

Before committing, buyers should stress-test their numbers. That means modelling repayments at higher interest rates, allowing for strata levies and checking whether the property still suits a five-to-seven-year plan. Apartments can be a smart entry point, but building quality, owner-occupier appeal, future supply and resale demand matter.

The latest data is not just a Sydney story. It is a reminder for first-home buyers nationally to be flexible, evidence-led and realistic. The strongest strategy may not be waiting for the perfect house, but finding a manageable first step, comparing first home buyer loan options and buying with a buffer rather than at the absolute limit.
