Australia’s fast-growing private credit market is again under the regulatory spotlight, with ASIC warning that borrowers, investors and superannuation members may be more exposed to private lending risks than many realise.
The latest concern centres on a sector that has expanded as banks have become more selective, especially in areas such as property development, construction finance and specialist business lending.

Private credit is broadly lending that occurs outside traditional banks. It can be useful where mainstream lenders are slow, cautious or unwilling to approve an application. For some small businesses, self-employed borrowers and people with complex finances, non-bank lending can help bridge cash flow gaps or fund urgent opportunities. However, ASIC’s message is that speed and flexibility do not remove the need for strong checks, realistic valuations and clear disclosure.

The regulator has been examining private credit funds and has identified concerns around inconsistent reporting, loan valuations, arrears treatment, conflicts of interest and how risks are explained to investors. While much of this scrutiny is directed at fund managers, there are practical lessons for everyday borrowers too. When funding is sourced outside the major banks, it is still important to understand who is lending, what security is required, what happens if repayments are missed, and whether fees or default charges could escalate quickly.

For Australians already facing cost-of-living pressure, the warning is timely. A loan that looks convenient at application stage can become difficult if income drops, invoices are delayed or business conditions change. This is especially relevant for applicants considering bad credit loans, short term loans, unsecured loans or business loans no credit check. The right product may provide breathing room, but the wrong structure can deepen financial stress.

Before applying, borrowers should compare finance options carefully and avoid assuming that fast approval equals affordability. Check the comparison rate, establishment fees, ongoing fees, repayment frequency, early repayment rules and default consequences. If the loan is secured, consider what asset is at risk. If income is irregular, allow a buffer rather than borrowing to the limit.

It can also help to estimate repayments under different scenarios before committing. A responsible lender or broker should be able to explain the total cost clearly, not just the headline repayment. ASIC’s private credit focus is a reminder that alternative lending can play an important role in Australia’s finance market, but transparency, affordability and suitability should remain the starting point for every borrower.
