Australian mortgage holders are facing a familiar but important warning: staying with the same lender may be costing more than expected.
Recent rate-tracking across the home loan market suggests lenders are continuing to reserve some of their sharper pricing for new borrowers, while many existing customers remain on older, higher variable rates unless they actively ask for a review or move elsewhere.

This is not simply about chasing the lowest headline rate. For households already managing elevated repayments, even a modest gap between an existing loan and a new-customer offer can add up over time. The latest market activity builds on the broader new-customer discounting trend seen after earlier RBA pauses, where lenders competed selectively for quality borrowers rather than cutting rates evenly across their books.

For refinancers, the key takeaway is that lender competition is still uneven. A borrower with stable income, solid equity and a clean repayment history may be in a stronger position than they realise, particularly if their current loan has not been reviewed in the past year. However, the advertised rate is only one part of the equation. Fees, offset account features, redraw access, package charges, cashback terms and the remaining loan term can all change the true value of a refinance.

Before switching, borrowers should compare their current repayment against realistic alternatives and model the difference after discharge costs, application fees and any incentives. A lower rate may look attractive, but if it resets the loan over a longer term or adds new costs, the long-term saving may be smaller than expected. Conversely, a well-structured refinance can reduce monthly pressure while keeping the borrower on track to repay the loan efficiently.

It is also worth contacting the current lender before making a move. Some banks will not automatically apply their best available rate to existing customers, but they may negotiate when presented with competing offers. This can be a useful first step for borrowers who want a better deal without changing lenders, although it should still be measured against the wider market.

The message for mortgage holders is practical rather than alarmist: do not assume loyalty is being rewarded. In a market where lenders are pricing more aggressively for selected new business, regular loan reviews can help borrowers identify whether their current deal still fits their budget, goals and refinancing eligibility.
