The Reserve Bank of Australia's November 2026 decision to lift the cash rate by 25 basis points to 4.85 per cent has made the first-home affordability equation more complicated again.
For buyers still saving, comparing loans or relying on an earlier borrowing estimate, the latest move is a reminder that a purchase budget can change quickly even when property prices are softening.

The increase takes the cash rate to its highest level in many years and reflects the RBA's concern that inflation remains too persistent. While individual lenders set their own home loan rates and do not all move at the same speed, cash rate increases commonly flow through to variable mortgage pricing. That matters for first home buyers because higher repayments can reduce the amount a household can comfortably borrow and may also affect how lenders view serviceability.

The impact is not limited to people who already have a mortgage. A buyer who received a borrowing estimate several weeks ago may find that the numbers need to be updated before making an offer or bidding at auction. Lenders usually test whether repayments remain manageable above the actual loan rate, so a higher rate environment can narrow the gap between the property a buyer wants and the property a lender is prepared to finance.

There is also a mixed message from the property market. Softer prices can make some homes look more achievable on paper, especially in suburbs where sellers are becoming more flexible. However, if interest costs rise at the same time, the monthly repayment burden can still increase. For low-deposit buyers, the calculation may be even tighter once lenders mortgage insurance, strata costs, insurance, council rates and moving expenses are included.

  • Recheck repayment assumptions using a higher interest rate, not just the lowest advertised rate.
  • Allow room for upfront costs such as conveyancing, inspections, stamp duty where applicable and settlement adjustments.
  • Keep savings buffers separate from the deposit where possible, particularly if buying with a smaller deposit.
  • Review any pre-approval expiry date and understand that pre-approval is not the same as formal approval.

None of this means first home buyers should abandon their plans. It does mean preparation is becoming more valuable. Exploring different repayment scenarios, understanding the first home buying process and keeping budgets realistic can help buyers separate a tempting purchase price from a sustainable long-term commitment.
